Collecting rent is simple when you have a great tenant, but having a system in place for when things don’t go as planned is just as important. Our team understands landlord-tenant laws and handles all communication, notices, and enforcement to ensure everything is done correctly and efficiently.

Tenants are required to pay rent online through their secure tenant portal, with payments due on the 1st of the month. If rent is not received on time our team immediately follows up and continues communication with the tenants until the balance is resolved. In the rare event it becomes necessary to initiate the eviction process, we are experienced and knowledgeable regarding the process and able to guide owners through in a timely manner and in full compliance with ever evolving eviction protocols.

With our thorough screening process and clear payment standards and practices, late payments are uncommon. Once the rent has been collected and the funds have cleared, we have one of the fastest turnaround times in the Property Management industry with owner disbursements typically going out on or about the 7th of each month, then every 2 business days through the 15th of the month to insure any late payments or uncleared transactions are processed and disbursed to owners as quickly as possible.

If you are dissatisfied with our service and wish to move on, you may cancel your management agreement at the end of any lease term with no penalty and we will make the transition as smooth as possible. We do not collect management fees until your property is rented and rent has been collected. We market your property, screen applicants, handle all paperwork, and complete a move-in inspection before any management fees are due. If a tenant we place does not fulfill at least 9 months of their lease term, we will find you a qualified replacement at no charge. 30 Day Rental Guarantee

For new clients who list their property at our recommended market rental rate, if we are unable to lease your home within 30 days we will waive your first month's management fee — no questions asked.

Pet Guarantee

For every pet we approve, we back it with up to $1,000 in damage protection above and beyond what the security deposit covers. It is also worth noting that a strict no-pet policy significantly narrows your pool of prospective tenants — and regardless of pet policy, all landlords are required by law to accommodate verified service animals. Allowing approved pets with proper screening gives you access to a larger, well-qualified applicant pool while keeping your property protected.
