At Timberline, we believe you should know exactly what you're paying and exactly what you're getting. Our fee structure is simple, transparent, and built around one goal: maximizing the return on your investment while protecting it every step of the way.
MONTHLY MANAGEMENT FEE — 10% OF RENT COLLECTED
Our monthly management fee is 10% of the rent collected each month. You are never charged when the property is vacant. We only get paid when you get paid, which means we stay motivated to keep your property occupied and performing.
LEASING FEE — 50% OF ONE MONTH'S RENT
Our leasing fee covers everything required to get your property rented quickly, to the right tenant, at the right price. This is a one-time fee charged when a new tenant is placed, and it includes far more than most companies provide at this stage. Our leasing program is designed to find the best tenants quickly and reduce vacancy time. Cheaper leasing fees usually mean less success and longer vacancy times. This is not where you want to cut corners. Getting homes leased quickly, to good, qualified tenants has always been our key to success. You get what you pay for.....don't bargain shop tenants.
Here is what is included in your leasing fee:

- Walkthrough video tour to attract serious, pre-qualified applicants
- Aerial photography showcasing the property, lot, and surrounding area
- Strategic rental pricing analysis using real-time market data
- Full listing syndication across dozens of top rental platforms including Zillow, Trulia, Homes.com, HotPads, and more
- Showing coordination with identity verification and prospect pre-screening
- Comprehensive tenant screening including credit, income, employment, rental history, eviction records, background, and registered offender checks
- Lease preparation and execution
- Move-in inspection with detailed documentation
- Full time live showing agent and leasing information line
- 24/7 online scheduling for prospective renters
Many management companies charge a full month's rent for leasing and provide none of this.
We charge less and deliver more.
LEASE RENEWAL FEE — $250
When an existing tenant renews their lease, we handle the process from start to finish — market analysis, renewal negotiation, updated lease documentation, and execution. The flat $250 fee covers all of it. With the rapidly changing legislation and regulatory environment, we ensure the current lease, whether a new tenant or a renewal tenant, is compliant with the current requirements. We also have one of the highest renewal rates in the state, indicating our tenants and subsequently your property, are being taken care of. Renewals are more important than ever in a competitive rental market like ours.
WHAT YOU WILL NOT PAY FOR
We think it is important to be as clear about what we do not charge as what we do. Here is what you will never see on your owner statement:
- No maintenance markups. We pass vendor invoices through at cost, every time. We never add a percentage or handling fee on top of repair costs.
- No eviction coordination fees. If a difficult situation arises and an eviction becomes necessary, we manage the process without tacking on additional charges.
- No hidden administration fees. No lease preparation fees, no document fees, no inspection fees buried in the fine print.
- No charges during vacancy. You are only charged a management fee when rent is collected.
Our vendors are not just whoever is available. Every vendor in our network is highly rated, licensed and insured, and registered with the Colorado Secretary of State in good standing. You get quality work at fair prices — and you see every dollar on your statement.
A reliable, trustworthy vendor network is one of the biggest benefits you gain when you hire an experienced property manager. Our vendors have proven themselves to be knowledgeable, honest, and willing to stand behind their work. This is another place where cutting corners and focusing on who can do it cheapest is never going to be the wise strategy. The real question is who can do it right, at a fair price, with no unnecessary delays. You can trust our vendors to behave in a professional manner, diagnose the issue accurately, and not create additional risk/exposure when on the premises.
OPTIONAL ADD-ON: OWNER BENEFIT PACKAGE PLUS — $40/MONTH
For owners who want an additional layer of protection beyond our standard management, the Owner Benefit Package Plus provides comprehensive coverage against some of the most costly risks in rental ownership.
OBP Plus includes:
- 2 months of lost rent if a tenant breaks the lease early. This includes early termination in the event of military orders
- Up to $3,000 in squatter protection to reduce the financial impact of unauthorized occupants
- Up to $1,500 in legal and re-tenanting expenses following a tenant default
- Up to $1,500 in excess pet damage protection above and beyond the security deposit
- Market rental reports with access to accurate rental listing comparables
- Alerts on state and federal rental housing legislation that may affect your property
- Fraudulent rental listing detection with automated identification and removal across listing sites
- Lease compliance monitoring to prevent subletting or unauthorized short-term rentals
This optional program is especially valuable for out-of-state owners, first-time landlords, and owners in markets with higher tenant turnover. For $40 per month, you have peace of mind and loss protection worth thousands.
