A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Springs Revised Statutes; and 2. If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: Charging the prospective tenant a rental application fee; or Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.

HOW TO APPLY
Applications are submitted online through the Apply Now button on each individual property listing. You can find our listings here on our website or through any of our syndicated rental platforms — each listing link will take you directly to the application for that property.
Every adult aged 18 or older who will occupy the home must submit a separate application and be approved prior to move-in.
The application fee is $50 per adult applicant, due at the time of submission.
Once your application is complete and all required supporting documents have been received, you can expect a decision within 2 to 3 business days.

RENTAL QUALIFICATION CRITERIA
We believe in transparency. The following criteria outlines what we look for in every application so you can assess your qualifications before you apply. These standards are applied consistently and in full compliance with applicable federal, state, and local fair housing laws.
INCOME
Financially responsible applicants must demonstrate verifiable income of at least 2 times the monthly rent. In accordance with Colorado law, we do not require income to exceed this threshold. We accept all lawful and verifiable income sources, including wages, salary, self-employment, retirement, disability, military pay and BAH, housing assistance, child support, spousal maintenance, and other qualifying income.
CREDIT
We use credit history as one part of our overall review — not as the sole deciding factor.
• Standard approval: a credit score of 650 or higher for each financially responsible applicant, with all other criteria satisfied.
• Conditional approval: may be considered when no applicant scores below 625 and the average score across all financially responsible applicants is 650 or higher — conditional approval may require an increased security deposit or additional documentation.
• Applications may be denied when one or more financially responsible applicants do not meet the credit criteria and do not qualify for conditional approval.
RENTAL HISTORY
We review prior rental history including payment history, lease compliance, property care, prior evictions, outstanding balances owed to previous landlords, and documented lease violations. A lack of prior rental history will not automatically result in denial if all other criteria are met.
BACKGROUND SCREENING
We review criminal history, registered offender records, eviction records, and other lawful background information as part of the screening process. All decisions are made in accordance with applicable federal, state, and local law.

WHO MUST APPLY
Every adult aged 18 or older who will reside at the property must submit a rental application, provide valid identification, and be approved by Timberline Property Management before occupying the home. This includes spouses, domestic partners, adult roommates, and adult dependents. Minors under 18 do not submit applications but must be listed as occupants on the lease. Adult dependents such as adult children or elderly parents must still submit an application and authorize screening for identity verification, criminal background, registered offender status, and prior eviction history. Adult dependents are not required to independently meet income requirements and will not be denied solely due to limited or no income or credit history.

WHAT FEES DOES TPM CHARGE?
Mandatory Monthly & Situational Fees:
- Technology/Admin Fee: $35/mo (unless tenant verifies renters insurance coverage that meets our requirements per the lease).
- Move in/Move out Fee: $150. This is a situational fee that is charged at move in and then again at move out to cover processing.
- Pet Friendly Monthly Fee: $35. Situational fee varies based on applicants and their pet composition.
- Pet Deposit (refundable): $300, as applicable. Note that Service Animals and Emotional Support Animals must be verified and once confirmed the pet friendly monthly fee and pet deposit are not applicable. These animals are not treated as pets.
- Risk Mitigation/Credit Contingency Fee: This is a situational fee based on each individual application or application group. Applicants with credit scores under 700 may still qualify but are assessed a credit contingency monthly fee based on their individual credit score. Similar to variable interest rates when purchasing a home using a mortgage lender. The lower the score, the higher the contingency fee. Countless studies have verified the relationship between credit score and account default/delinquency, eviction rates, property damage, abandonment, etc.
- Rental application fee: $50 one time fee per application.
- NSF or returned check: $50 situational fee.
- Lease renewal fee: $150 situational fee.
- Revolving Roommate Fee: $400. This is a situational fee tied to swapping out roommates/financially responsible parties to the lease.
- Lease addendum fee: $150 situational fee.
- Security Deposit: Timberline reserves the right to charge a higher security deposit based on overall strength of application up to the maximum amount currently permissible under Colorado state laws (currently 2 times monthly rent).

PETS
Timberline charges a $35 Pet Friendly Fee and a $300 Pet Deposit. Pets must be included on the original rental application; pets are not typically approved after move-in if they were not disclosed initially. While we are a pet-friendly company and many of us have pets ourselves, we do not allow puppies or rescue dogs in our rental properties as these animals have historically caused property damage such as yard destruction, teething issues, or housebreaking accidents, and may create nuisance issues like barking, digging, aggressive behavior, or other complaints from neighbors.
All landlords are required by law to accommodate verified service animals or emotional support animals, regardless of pet policy. All animals, including pets and Service/ESA animals, must be screened through PetScreening.com.
