Can you hold a place before I apply?
Unfortunately, we do not hold properties. Demand for rentals in the area is high and we frequently end up renting to prospective tenants sight unseen. Most homes are rented within a few days of hitting the market. -
Do I pay the first month's rent and last month's rent with my security deposit?
No, we will collect a security deposit at the time the lease is signed. The security deposit is generally equal to one month rent but is based on the applicant's qualifications as outlined in our rental criteria. -
How old do you have to be to apply?
At least 18 years old. All adults over the age of 18 must fill out a rental application so that we can complete the screening process. -
Is the deposit refundable?
Yes, the security deposit is refundable and is used to cover damages above normal wear and tear, cleaning and unpaid account balances at the time of vacating the premises. -
Who needs a cosigner?
We do not accept cosigners who will not be residing at the property. Rental application criteria is based on all occupants who will be residing at the property as their primary residence. -
You have a property I want to rent. How do I apply?

How do I pay rent?
We require rent to be paid online. -
I want to get a pet. What should I do?
We do not allow puppies or rescue animals at our rental properties unless agreed to in writing. If a pet is approved, the pet screening process must be completed prior to a pet approval decision being made. See timberline.petscreening.com. -
I want to move out, but my roommate wants to stay. What should I do?
We treat all applicants at the time of application as one group. Changes to the composition of this group will likely require a whole new lease agreement and approval by Timberline Property Management. -
My lease expiration is coming and I want to move out. What should I do?
Notify us in writing at least 45 days prior to the requested move out date to comply with the terms of your lease. You may also notify us through your tenant portal. -
Who is responsible for paying for repairs & maintenance requests?
You are responsible for damages above normal wear and tear, cleaning, common depletable items such as light bulbs, water filters, and furnace filters. The rental property and its inclusions are generally maintained by the landlord.
