Our Story
Timberline Property Management was built on a foundation that most property management companies simply cannot claim — a deep, personal connection to the Colorado Springs community, the military families who call it home, and the values that come from a lifetime of service.
Our founder began managing rental properties in the Denver area nearly 20 years ago. It did not take long before something stood out: a steady stream of referrals from military members stationed at the Air Force Academy. Word spread, and before long we were managing properties for some of the most respected figures associated with USAFA — including a General who served as head of the Academy's Aerospace Department. Those relationships were not just business. They were a signal that this community had a specific need for a property manager they could trust without reservation.
As our Colorado Springs portfolio grew, the decision became clear. It was time to stop dividing our focus and plant our flag where it mattered most. We relocated from Denver, narrowed our specialty to the Pikes Peak region, and built Timberline Property Management around the clientele and community we were most equipped to serve.
The military connection is not incidental — it is woven into who we are. Our founder served as a Maintenance Officer in an F-16 Fighter Wing during Operation Desert Storm. His father-in-law is a United States Air Force Academy Class of 1960 graduate, a former test pilot, and one of an elite group of pilots certified to fly the U-2 reconnaissance aircraft. A longtime Colorado Springs resident, he was featured in a local news story as one of the oldest instructors to continue actively teaching in the Aerospace Department at USAFA. Our founder's stepfather was a retired Air Force Colonel, former pilot, and onetime Base Commander at Peterson Air Force Base.
These are not names we drop for effect. They represent a set of values — precision, accountability, sound judgment under pressure, and an unwavering commitment to doing things right — that are embedded in our company philosophy and in how we train every member of our team.
Property management decisions are not always straightforward. Vendors must be evaluated. Maintenance issues require judgment calls. Tenant situations demand fairness and firmness in equal measure. The same critical thinking and leadership skills developed through years of military service are the ones we apply every single day to protect and preserve our clients' most significant investment — their home.
While our military roots run deep and inform everything we do, Timberline proudly serves all property owners and tenants — regardless of background or affiliation. The discipline, accountability, and respect that come from a military tradition are not reserved for a specific clientele. They are the standard we hold ourselves to for every owner, every tenant, and every property in our care.
WHO WE ARE
We specialize in managing single-family homes, condos, and townhomes for individuals and investors throughout Colorado's Front Range, with a primary focus on the Pikes Peak region and surrounding communities.
Property management is not something we offer on the side — it is our primary focus and the foundation of everything we do. Unlike traditional real estate brokerages that treat management as an add-on service, we have built our entire operation around it. Our property managers are licensed REALTORS in the state of Colorado who have dedicated their careers to this specialty. While we do assist with the sale of properties we manage through our client loyalty program, we do not compete for listings. Agents who refer clients to us for property management can do so with full confidence — when their client is ready to sell, we send them back. Our goal is to be a resource for the real estate community, not a competitor.

Meet Our Team

Brad Butler
Owner, Managing Broker
Brad has been a prominent figure in the Colorado real estate industry for over 25 years. He served as CEO of the second-largest real estate company in the state, overseeing more than 1,500 agents across 51 offices. Prior to his real estate career, Brad served as a Maintenance Officer in an F-16 Fighter Wing during Operation Desert Storm. He is a licensed Managing Broker and REALTOR in the state of Colorado, holds a Master of Business Administration degree, and is a certified Military Relocation Professional (MRP) — a designation awarded by the National Association of REALTORS recognizing specialists in serving the unique needs of military buyers, sellers, and renters. The leadership and decision-making disciplines developed through military service are reflected in every aspect of how Timberline operates.

Pam Butler
Office Manager
Pam Butler holds a Bachelor's Degree in Computer Science and brings a background in enterprise project management with companies including Sun Microsystems, BDM Technologies, US West/Dex, and Apple's Business Implementation Team. Her systems-oriented approach to operations and customer support keeps Timberline running with efficiency and consistency. Pam's philosophy when faced with complex situations is straightforward: "Let's find out together" — and she usually does.

Julia Maldonado
Property Manager/Associate Broker
Julia is a Colorado native, a dual citizen of the United States and Poland, and a licensed real estate agent in the state of Colorado. She holds two master's degrees, including an MBA. Having grown up in the Colorado Springs area, Julia brings deep local knowledge and genuine community roots to her work with both owners and renters. She is fluent in the nuances of this market and brings a personal, informed approach to every client relationship.

Amy Bulik
Showing/Inspections Coordinator
Amy serves as Timberline's dedicated Showing and Inspections Coordinator — a role that sets us apart from most property management companies and reflects our commitment to personal service and property stewardship. Rather than delegating showings to a rotating roster of agents, Amy personally guides prospective tenants through the process, ensuring every showing is handled with professionalism and care.
Her role extends well beyond leasing. Amy coordinates and conducts detailed property inspections using advanced tools including our proprietary inspections app and 360-degree imaging technology, documenting property conditions at move-in, mid-lease, and move-out. This hands-on approach ensures our clients' investments are being properly cared for and that tenants are living in a safe, well-maintained home. When something needs attention, Amy finds it early — before it becomes a costly problem.

Jennifer Miller
Maintenance Coordinator/Tenant Support Specialist
Jennifer brings over 10 years of property management experience in the Colorado Springs market, giving her an unmatched familiarity with local vendors, local code requirements, and the pace at which things need to move to keep tenants satisfied and properties protected. As our dedicated Maintenance Coordinator, Jennifer serves as the central point of contact between vendors, tenants, and property owners — managing every maintenance request from submission to completion.
Her focus is on getting repairs done quickly, correctly, and at a fair price, while ensuring full compliance with Colorado's warranty of habitability requirements. Jennifer tracks every open work order, keeps all parties informed, and holds vendors accountable to timelines and quality standards. When maintenance issues arise, Jennifer makes sure nothing falls through the cracks.
