Am I required to make my property available to Section 8?
Colorado landlords are prohibited from discriminating based on source of income per current legislation. This includes Government rental assistance programs including Section 8 applicants -
Are you licensed?
Our Property Managers are licensed real estate agents in the state of Colorado. They also focus their continuing education requirements on courses related specifically to Property Management. -
Can I reach you after hours?
Owner clients have 24/7 access to their portal which tracks activity at the property real time. We pride ourselves on communication with our clients. When you hire us, you are hiring a professional manager, and a REAL person....not a machine. -
Can you put the money directly into my account?
We also typically disburse rental proceeds to our owner clients on or about the 5th day of the month, which is one of the soonest you will find anywhere in the property management industry. -
Do I get to see the lease or sign it?
Once the lease is signed a copy will be shared with you in the owner portal upon request. As your leasing agent, we will execute the lease on your behalf once an application has been approved. This protects all parties involved and insures compliance with Fair Housing Standards, thereby reducing your risk. In Colorado, Property Managers and Real Estate Agents are prohibited from practicing law and are required to use the state contracts/forms provided by the Real Estate Commission. In the case of lease agreements, the lease must be drafted by an attorney. Our lease is a dynamic document that incorporates over 25 years of Property Management experience and insures compliance with the most current legislative and regulatory changes. -
Do you sell real estate too?
While we specialize in Property Management and our licensed agents focus their ongoing continuing education requirements on property management related areas, we are also experienced and licensed REALTORS and have sold hundreds of homes over the year. Using your Property Manager as your Listing Agent has a lot of advantages. We already have rapport with tenants, have extensive knowledge of the history and current condition of the property, and work not only with the general public pool of buyers but also with real estate investors. -
How and when do I get my checks?
Rental proceeds are typically deposited into owner accounts on or before the 7th of each month. This is amongst the fastest in the industry and is a result of screening for reliable tenants up front. -
How is rent collection handled?
Tenants are required to pay their rent online each month on the 1st of each month. Most tenants have set up auto payments on their tenant portal. Our management software is secure and handles millions of transactions monthly worldwide with no security issues and no delays. -
How long of a lease do you sign?
Generally, our leases are a minimum of one year but we have several longer leases that can be executed if the property owner authorizes us to do so. We have military leases that can be as long as 4 years and will communicate with you up front if you are open to a longer lease term. -
How much security deposit do you charge the tenant?
Generally, the equivalent of one month rent based on a favorable credit score. If there is a lower score we may charge more to protect the owner and offset the added risk. Colorado law limits security deposits to a maximum of 2 times monthly income. -
How soon can you start managing my property?
We are ready to go whenever you are and can make this very simple for you. Whether you are hiring a management company for the first time or switching management companies, we will coordinate the process for you and make it simple. -
What type of properties do you manage?
Primarily, we manage single family residential properties, duplexes, condos, and townhomes. We do not offer HOA management or large multi-unit complexes. -
What type of reports do I get and how often?
Your monthly statement will include a breakdown of all income and expenses for the period as well as copies of supporting documentation for all transactions. You will have the ability to check on your property 24/7 through your online owner portal. We are also able to provide a litany of reports, including cash flow statements, profit and loss, balance sheet, vacancy, etc. -
Who holds the tenant security deposit?
Timberline Property Management holds all security deposit proceeds in accordance with the Colorado Real Estate Commission trust accounting standards and all applicable state laws. We do not allow property owners to hold security deposit proceeds. -
How often will you inspect my property?
We conduct a move in, move out and mid term inspection as well as periodic renewal and/or pre-move out inspection. -
